    Abu Dhabi Property Prices Rise 17.8% in Q2 2026 Featured in Economy Middle East

    How is the Abu Dhabi residential market performing in Q2 2026?

    Featured in Economy Middle East, ValuStrat's Q2 2026 market intelligence report shows that Abu Dhabi's residential property market continued to expand. Haider Tuaima, Managing Director and Head of Real Estate Research at ValuStrat, noted that while capital value growth naturally moderated to 2.1% on a quarterly basis, the market remains highly resilient with a 17.8% annual increase. Because the UAE capital remains at an earlier stage in its property cycle compared to Dubai, relatively affordable price points continue to strongly support end-user demand.

     

    Where is capital growth concentrating across the emirate?

    Apartments continued to outperform villas during the second quarter, heavily supported by domestic demand for strategically located communities offering ready homes. Within the apartment segment, Al Reef recorded the strongest annual capital growth at 41.6%, followed by Al Muneera Island at 24.7% and Al Reem Island at 22%.

    In the villa segment, Al Reef also topped performance with a 27.9% annual surge, followed by Saadiyat Island at 12%. The rental market also demonstrated stable fundamentals, with the newly introduced 0% rent increase cap replacing the previous 5% limit, providing immediate stability for tenants across the city. Beyond residential, the commercial and industrial sectors continued to perform strongly, underpinned by robust demand from logistics operators and limited availability of high-quality office space.
