The median monthly rent for residential units across the country settled at QR 8,100 per month. Anum Hasan, Head of Research for Qatar at ValuStrat, noted that whilst asking rents were broadly unchanged quarter-on-quarter, net effective yields faced subtle downward pressure as property owners introduced flexible terms. To limit vacancy periods, landlords frequently offered rent-free grace periods, utility-inclusive arrangements, and targeted pricing adjustments in prime locations such as The Pearl Qatar.

    Apartment lease rates remained flat over the quarter, averaging QR 5,600 per month (-4.3% YoY), supported by steady demand for studios and one-bedroom apartments from returning residents. Approximately 19,000 apartment leases were registered during Q2, up 1.5% quarter-on-quarter. In the villa segment, median rents held steady quarter-on-quarter at QR 12,250 for three-bedroom, QR 12,500 for four-bedroom, and QR 14,000 for five-bedroom layouts. Over 6,500 villa leases were signed during the quarter, led by Ain Khaled, Al Wukair, and Al Gharrafa.

     

    What is driving financing activity in the ready-property market?

    In contrast to rental yield recalibrations, Qatar’s buyer financing market demonstrated strong transaction momentum. The country recorded 335 mortgage deals across ready property classes during Q2 2026, reflecting a 15% quarterly increase and an 8% annual rise. Total mortgage financing value reached QR 16 billion, up 9% from the previous quarter and 61% higher than the same period in 2025.

    Favourable borrowing conditions were supported by stable benchmark interest rates held in the 3.50% to 3.75% range. Financing was heavily concentrated in Doha municipality, which accounted for QR 14.2 billion across 139 transactions. These expanding mortgage volumes point to sustained buyer confidence across Qatar’s ready residential property segment.
