    Featured in The Peninsula, ValuStrat’s latest market research reveals that Qatar's residential property market recorded notable stability and a sharp rebound in transaction activity during the second quarter of 2026. Anum Hasan, Head of Research at ValuStrat Qatar, noted that the ValuStrat Price Index (VPI) showed apartment and villa capital values remaining stable nationwide.

    At the same time, transaction volumes increased 23.6% quarter-on-quarter and 15.8% year-on-year. Median transaction values reached QR 3 million, signalling a shift toward higher-value residential assets. Al Wukair led overall transaction volume during the quarter, followed by premium locations including The Pearl Qatar and Lusail. In The Pearl Qatar and Legtaifiya, sales volumes grew 6.3% quarter-on-quarter, while transaction values in those areas increased 23.3% over the quarter.

     

    What are the capital value and rental yield trends across key locations?

    Apartment capital values maintained full stability on both a quarterly and annual basis, averaging QR 10,460 per square metre across the country. Rates averaged QR 10,570 per square metre in The Pearl, QR 10,365 per square metre in Lusail, and QR 9,460 per square metre in West Bay Lagoon. Villa values held steady year-on-year at an average of QR 5,675 per square metre, with Muaither and Al Dafna recording annual gains of up to 3%.

    In terms of supply, total residential inventory in Qatar reached 406,097 units in Q2 2026 (257,271 apartments and 148,826 villas). New completions remained modest during the quarter at approximately 355 apartments. Looking ahead, an estimated 4,600 residential units are scheduled for completion during the second half of 2026, though developers have deferred over 600 units into 2027, primarily in Lusail, reflecting a strategic delivery pace.
