Residential transaction activity rebounded following a subdued start to the year, with sales volume rising 23.6% quarter-on-quarter to 755 transactions.

    The median transacted ticket size increased to QAR 3.0 million, reflecting an 8.2% annual growth as buyer appetite shifted toward higher-value assets in premier locations such as The Pearl, Lusail, and Al Wukair. Concurrently, mortgage activity expanded significantly, with ready-property transactions reaching QAR 16 billion—a 61% annual surge. Anum Hasan, Head of Research for Qatar at ValuStrat, noted that transaction momentum in both direct purchases and buyer financing indicates that underlying market confidence has remained intact.

     

    What trends were recorded across property values and upcoming supply?

    Residential capital values maintained stability nationwide. The ValuStrat Price Index (VPI) recorded 97.8 points, with apartment prices holding unchanged on both a quarterly and annual basis at an average of QR 10,460 per square metre. Average rates stood at QR 10,570 per square metre in The Pearl, QR 10,365 in Lusail, and QR 9,460 in West Bay Lagoon. Villa values were similarly stable year-on-year at an average of QR 5,675 per square metre.

    Total residential inventory in Qatar reached 406,097 units during the quarter, comprising 257,271 apartments and 148,826 villas. New deliveries during Q2 remained modest at approximately 355 apartments, led by mixed-use completions in Fereej Al Soudan, Fereej Bin Mahmoud, and Fox Hills. Looking ahead to the second half of 2026, approximately 4,600 units are scheduled for handover, although developers have deferred more than 600 units into 2027 to align with evolving market absorption.
