The citywide ValuStrat Price Index (VPI) recorded a slight quarterly decline to 123.5 points, bringing the annual growth rate to 5.4%, the slowest pace observed in two years. This moderation suggests the market is entering a phase of healthy stabilisation following a period of rapid appreciation, offering a more balanced environment for prospective buyers and investors.

    The weighted average residential price reached AED 1,006 per square foot, with typical capital values averaging approximately AED 1.42 million. Across all property types, the market continues to offer compelling income fundamentals, as average gross rental yields remain steadfast at 5.3% for both apartments and villas.

     

    Where is capital growth concentrating across the emirate?

    Performance variations indicate that waterfront communities are appreciating at different speeds. The apartment VPI settled at 123.1 points, reflecting a 5.8% annual rise. Al Marjan Island emerged as the clear market leader, securing a 9.4% year-on-year increase and maintaining quarterly stability with prices averaging AED 1,160 per square foot. In comparison, apartments in Al Hamra and Mina Al Arab grew by 3.5% and 2.3% annually, respectively.

    In the villa segment, values remained completely flat quarter-on-quarter, resulting in a moderated annual growth rate of 4.6%. Al Hamra produced the strongest performance among villa communities, recording a 6.2% year-on-year increase, whilst Mina Al Arab villas achieved a 3% annual gain. The weighted average asking price for villas stood at AED 872 per square foot.
