This edition of the ValuStrat Price Index (VPI) highlights the ongoing outperformance of freehold villas, alongside notable valuation growth in strategically connected apartment corridors such as Dubai Silicon Oasis.

  • Citywide residential capital values reached 227.3 points, registering a 22.1% annual rise and a 1.4% monthly gain.
  • Villa capital values climbed 27.1% annually to 302.1 points, positioning average freehold villas 190% above post-pandemic levels and 76% higher than the 2014 market peak.
  • Apartment capital values grew to 178.5 points, with a measured 1.1% monthly increase, fuelled in part by affordability and future infrastructure connectivity.
  • Prime villa enclaves continued to record exceptional annual capital appreciation, led by Jumeirah Islands at 39.8% and Palm Jumeirah at 39.3%.
