  • Citywide residential capital values reached 210.8 points, registering a 25.9% annual increase and a 1.6% monthly gain.
  • Villa capital values climbed 30.3% annually to reach 275 points, positioning average freehold villas 60% above the previous market peak and 165% higher than post-pandemic levels.
  • Apartment capital values grew to 169 points, reflecting a 1.2% monthly increase and an annual growth of 21.4%.
  • Prime villa enclaves continued to record exceptional annual capital appreciation, led by Jumeirah Islands at 42%, Palm Jumeirah at 41.5%, and Emirates Hills at 30.5%
