This edition of the ValuStrat Price Index (VPI) highlights sustained momentum, driven predominantly by exceptional villa outperformance and steady apartment appreciation.

  • Citywide residential capital values achieved 217.5 points, recording a 1.6% monthly increase and a 24.7% annual rise.
  • Villa capital values surged 29.3% annually to reach 286 points, positioning average freehold villas 175.1% above post-pandemic levels and 66.4% higher than the 2014 market peak.
  • Apartment capital values experienced a measured 1.1% monthly growth, climbing to 172.8 index points.
  • Prime villa enclaves recorded exceptional annual capital appreciation, led by Jumeirah Islands at 41.5%, Palm Jumeirah at 40.9%, and Emirates Hills at 28.6%
