Aldar Properties unveils Nouran Living: A premier residential development on Saadiyat Island

The construction of Nouran Living is scheduled to commence in Q4 2024, with handovers expected in Q4 2027.

Nouran Living is also distinguished by its location near prominent entertainment attractions and educational institutions like New York University Abu Dhabi, Cranleigh School Abu Dhabi, the American Community School in Abu Dhabi, and Berkeley Abu Dhabi.

Nouran Living is the latest development in Aldar’s design-led urban collection, which also includes Manarat Living and Reeman Living. It follows the same design principles and features.

Nouran Living is designed to promote sustainable transportation, equipped with an e-scooter store and an electric vehicle parking facility. The community is targeting prestigious Estidama Pearl 3 and Fitwel 3-star certifications, striving to ensure a sustainable living environment.

In Abu Dhabi, off-plan sales transactions accounted for 75.1% of overall sales, with 2,238 transactions recorded in 2021, up 39.4% from the previous year. Ready home sales also saw an increase, with a 36.5% rise to 740 transactions. Saadiyat Island experienced the highest annual capital gains in Q4, with villa prices rising by 12.6%. Additionally, the island performed well in apartment sales, with a 4.1% increase in prices in Q4 according to ValuStrat’s quarterly real estate review report.

Aldar plans to invest $1.36 billion in developing income-generating assets in Abu Dhabi, focusing on commercial, retail, and hospitality sectors. The new assets will be delivered between 2025 and 2027 and include commercial properties in Yas Island, Saadiyat Island, and Al Maryah Island.

On Saadiyat Island, Aldar will develop a business park with 26,000 square meters of net leasable area at Saadiyat Grove, alongside four Grade A commercial office buildings. Additionally, the company will develop 78,000 square meters of commercial NLA at Saadiyat Grove, featuring a central shopping destination, two retail boulevards, and community retail spaces. Retail assets will also be developed in Saadiyat Lagoons, Noya, and Yas Golf Collection.
